An update for residents: Abbeydale block

Last summer, RBH set out proposals for the community in College Bank and Lower Falinge which identified some homes which would be affected by demolition as part of these proposals.

In July this year we issued a legal notice called an Initial Demolition Notice to residents in the homes we expected to be affected by demolition in the next seven years, together with an explanation of what the notice means, and how residents can get in touch with us for further advice, support, or help.

At this time we also identified which homes would be affected by demolition as part of the next phase of development at Lower Falinge and since then we have been working with these households to support them through the rehousing process.

In July, it was not expected that the Abbeydale block would be included in the next phase of demolition. However, since then, it has become apparent that the condition of the ramp which residents use to access flats on the upper deck is in poor condition and needs a lot of repair work. It is safe to use now and residents can continue to use it, but we know that in the near future we may need to stop access to the ramp.

The cost of the repair work is very high and we don’t think it would be the best use of RBH money to repair the ramp when it will be demolished in the next few years. We want to help support people to be able to move before they are affected by lack of ramp access and we are therefore looking to include this block in the next phase of demolition. We have now been in touch with all the residents in this block about their rehousing needs, their preferences, and any support that they may need. We want to ensure that the right support is in place for residents, as we do with all residents who are affected by our proposals.

Outcomes from our November community workshops

Thank you to all the local residents who came along to our November workshops.

These comprised two open sessions with our independent advisor Helen, one during the day and one in an evening, to discuss the proposed residents’ deal and in particular the resident commitments and code of conduct.

Attendees agreed that the main message was to treat people as you would like to be treated yourself; the wider themes discussed included respect for others, building relationships, and taking responsibility.

Our December community workshops take place on Tuesday 4th December (6-8pm) and Wednesday 5th December (12.30-2.30pm) both at Lower Falinge Community Base. This month we’d like to hear your views on how to deliver community facilities and community activities in College Bank and Lower Falinge. All welcome!

Plans approved for more family homes and green space in Lower Falinge

Our proposals to deliver a better quality and mix of homes in Rochdale town centre have taken another step forward, with Rochdale Council’s approval of our plans to deliver 55 new homes at the heart of Lower Falinge.

The new homes will replace five existing 1960s blocks of flats, which will be demolished as part of the development. The blocks will be replaced with 55 brand new homes, comprising 33 one and two bedroom flats and 22 two and three bedroom houses, together with a new park and play space to provide a new “green heart” at the centre of Lower Falinge. This new green area will provide improved public open space for both new and existing residents, and better connections and routes through the neighbourhood.

We continue to provide advice and assistance to residents affected by the demolition proposals. We have promised that all tenants affected by the demolition will be guaranteed both compensation and rehousing priority for a like for like home, and that all those who wish to stay in the town centre area will be able to do so.
